Whether you are a landlord needing to comply with the 2020 electrical safety regulations, a homeowner wanting peace of mind, or a business owner ensuring your premises are safe, our qualified electricians are here to help.

What is an EICR Certificate?

An EICR (Electrical Installation Condition Report) is a comprehensive inspection of the electrical systems in your Brentwood property. Our qualified electricians will examine your consumer unit, wiring, sockets, light fittings, and all other fixed electrical installations to identify any defects, deterioration, or potential hazards.

The inspection results in a detailed report that grades any issues found using standard classification codes. A satisfactory report confirms your electrical installation is safe, while an unsatisfactory result means remedial work is required before a certificate can be issued.

Landlord Legal Requirements in Brentwood

Since April 2021, all private landlords in Brentwood and across England are legally required to ensure the electrical installations in their rental properties are inspected and tested by a qualified person at least every 5 years. This requirement applies to all tenancies, including HMOs and properties managed by letting agents.

What Does the EICR Inspection Include?

When our electricians visit your Brentwood property, they will carry out a thorough inspection of all fixed electrical installations, including:

• Consumer unit (fuse box) condition, labelling, and protective devices
• All electrical circuits and wiring throughout the property
• Socket outlets, light fittings, and switches
• Earthing and bonding arrangements
• Any signs of damage, wear, or deterioration
• Compliance with current wiring regulations

How Long Does an EICR Take in Brentwood?

The duration of an EICR inspection depends on the size and complexity of your Brentwood property. A typical inspection takes between 2 to 4 hours for an average sized home. Larger properties, HMOs, or commercial premises may take longer. Our electricians will provide an estimated timeframe when you book your appointment.

What Happens if Your Brentwood Property Fails?

If the EICR inspection identifies Code C1 (danger present) or Code C2 (potentially dangerous) defects, your property will receive an unsatisfactory result. As a landlord, you must arrange for the remedial work to be completed within 28 days, or sooner if specified by the inspector.

Our electricians can carry out all necessary repairs and upgrades to bring your Brentwood property up to standard. Once the work is complete, we will re-test the installation and issue a satisfactory EICR certificate.
